Indialantic FL Homes for Sale

If you’re looking at Indialantic FL homes for sale, you probably already know the location is the big draw. Indialantic sits on the barrier island across the Melbourne Causeway from downtown Melbourne, with the Indian River Lagoon on the west side and the Atlantic Ocean on the east. It’s a small town on a narrow strip of land, so there are only so many homes to go around. When the right one comes up, you want to be ready.
I’ve been selling real estate in South Brevard for 34 years, and I’ve watched this town change a lot. Here’s what I want you to know before you start shopping.
What You’ll Find in Indialantic
Indialantic has a mix of homes you don’t always see in one place. On many streets, older Florida block homes sit right next to newer construction, and some lots have been rebuilt from the ground up. On the lagoon side, you’ll find riverfront homes, many with docks. Along A1A, there are oceanfront and ocean-view properties, plus condos with less exterior upkeep than a single-family home.
That variety is part of the appeal. It also means you can’t judge a home by the street it’s on. Two houses a few doors apart can be completely different in age, condition, flood risk, and price.
What to Look At Before You Make an Offer
Buying on the barrier island comes with a few extra things to check. None of them should scare you off. They should be on your list from day one.
Flood zone and elevation. Find out which flood zone the home is in and ask whether there’s an elevation certificate. Then get a flood insurance quote before you write an offer, not after. That number can change your monthly payment more than you’d expect.
Roof age and major systems. Florida insurance companies pay close attention to the age of the roof. Older homes often need a four-point inspection and a wind mitigation inspection to get coverage at a reasonable rate. A home with a newer roof and updated electrical and plumbing can cost less to insure, and that’s worth knowing when you compare two properties.
Oceanfront rules. If you’re looking east of A1A, ask about the Coastal Construction Control Line. Florida has specific rules about building and renovating near the beach, and you’ll want to understand them before you plan any big changes.
Docks and seawalls. On the river side, have the dock and seawall inspected. Ask about their age and whether past repairs were permitted. Seawall work isn’t cheap, so I’d rather you know what you’re getting into up front.
You don’t have to figure all of this out yourself. That’s what I’m here for. I’ll help you get the right questions answered, and I can connect you with inspectors, insurance agents, and lenders I trust.
What Homes Cost in Indialantic
Condos & townhomes typically range from $188,000 to $2,600,000, single-family homes from $395,000 to $2,500,000, and waterfront homes from $800,000 and up.
Prices here swing a lot based on water frontage, which side of A1A the home is on, lot size, age, and condition. That’s why I don’t price anything on the island off a quick online estimate. Those tools can’t see the new roof, the seawall that needs work, or the view from the second floor.
Why Work With Me in Indialantic
Pricing on the barrier island takes experience. I’ve completed hundreds of Broker Price Opinions for major banks, I’ve given expert testimony in court cases, and I’ve listed and sold over a thousand properties during my career. When there’s more at stake, experience matters.
You’ll also be working with me directly. You won’t get handed off to an assistant when you have a question or something comes up. And you’ll be working with Melbourne Realty, which has served South Brevard for over 63 years.
I’ll give you my honest read on every home you look at. If I think a property has a problem, I’ll tell you. If I think it’s a good buy, I’ll tell you that too, and I’ll explain why.

Frequently Asked Questions
Answers to common questions about buying, selling, and living in this area.
You'll find a mix. Many streets have older Florida block homes next to newer construction, and some lots have been rebuilt from scratch. There are riverfront homes on the Indian River Lagoon side, many with docks, plus oceanfront and ocean-view properties along A1A. Condos and townhomes are also an option if you want less exterior upkeep. Scroll up to the search to see what's on the market right now.
It depends on the home's flood zone. If a property is in a high-risk zone (zones that start with A or V) and you're using a federally backed mortgage, your lender will require flood insurance. Even outside those zones, I recommend getting a quote, because many flood claims come from properties outside high-risk zones.
Pricing is based on that specific property, not only the zone. An elevation certificate can help, so ask whether the seller has one. Also ask about the seller's current policy. National Flood Insurance Program (NFIP) policies can often be transferred to a buyer. My advice: get your flood quote before you write an offer, not after.
They're two separate towns on the same barrier island, and they sit right next to each other. Indialantic is at the Melbourne Causeway (US 192), directly across from downtown Melbourne. The Town of Melbourne Beach is directly to the south. Each has its own town government, its own rules, and its own mix of homes. Both have ocean and river frontage.
If you're deciding between them, the best way to compare is home by home: price, lot size, flood zone, age, and condition. I'm happy to show you both.
Yes. Indialantic is its own incorporated town with its own town government. It isn't part of the City of Melbourne, even though you'll often see the two mentioned together. If you're planning renovations, a pool, or a dock, permits go through the Town of Indialantic, so check with the town before you make plans.
Older homes near the water can be great, but I want you to go in with your eyes open. Here's what I'd pay close attention to:
The roof: Its age has a big effect on whether you can get insurance and what it costs.
Plumbing and electrical: Ask what type of pipes the home has and whether the electrical panel has been replaced. Some older materials and panel brands can make insurance harder to get.
Four-point and wind mitigation inspections: Most insurers require a four-point inspection on older homes. A wind mitigation inspection can lower your premium if the home has the right features.
Termites: Get a wood-destroying organism (WDO) inspection.
Salt air: Look for corrosion on the AC unit, metal fixtures, and anything outside.
Permits: If rooms were added or enclosed, make sure the work was permitted.
None of this means you should walk away from an older home. It means you should know the real cost before you commit. I can connect you with inspectors I trust.
Start with a conversation. I'll look at your home, tell you what I believe it's worth, and show you how I got there. Pricing on the barrier island depends on things an online estimate can't see, like water frontage, flood zone, roof age, and updates.
From there, I'll walk you through how I'd prepare and market your home. That includes professional photos and video, plus a marketing plan I monitor and adjust as we go. You'll work with me directly from the first meeting to closing.
